Top agents should have a very good helicopter view of the market because they sell many listings, but then again, it doesn't stop there, I listened to every relevant podcast I can find across NZ and OZ to get different views and opinions.

Market stats are key, as all buyers and vendors wants to know what's happening in their market, keep it simple & constant. Relevancy is key!

You need to keep buyers and vendors liking each other during the negotiations, or the wheels will start falling off before you get to the finishing line.
