Landmark Site Marks Bright Future for Auckland CBD

A landmark development site has hit the market, marking a once-in-a-generation opportunity to shape the Auckland CBD.

Located across two titles at 1/304–328 and 3/304–328 Queen Street, the 1,638m2 site is being marketed with a resource consent that enables a building height of (approx.) 145m.

The significant site is being marketed by Ray White Remuera sales executive Banson Chong.

“Auckland’s CBD is the vibrant heart of our city. It is where tens of thousands of people live, work and play every day,” Mr Chong said.

“As the city grows, so too does the potential for new and exciting developments to support this growth.

“The potential of 304-328 Queen Street - a site steeped in Auckland’s heritage - is immense.

“Whoever carries the development forward will be contributing a new legacy to the area’s already rich history.”

The property comprises the site, the existing buildings, and a valuable resource consent granted in December 2022.

This consent allows for a transformative 53,000sqm GFA mixed-use development. It was previously proposed that a 43 storey tower with approximately 400 apartments and 190 car parks would be constructed.

Ray White Remuera projects director Sam Jaffe said the site provided the opportunity to unlock the future potential of the Auckland CBD.

“Located in the heart of the Midtown Precinct, the site benefits from Business – City Centre zoning, enabling a broad mix of commercial, retail, and residential activities,” he said.

“The site’s central positioning makes this a compelling proposition for large-scale developers and strategic investors.

“Development opportunities of this scale on Queen Street are rare.”
