$30M in Property Sold Under the Hammer on the North Shore

Ray White businesses across Auckland’s North Shore and Hibiscus Coast teamed up to sell nearly $30 million in property across three sites during their auction extravaganza, The Event 4.0.

Ray White Mairangi Bay | Milford and Ray White Carpenter Realty scheduled 43 properties to go under the hammer, recording a 47 per cent clearance rate on auction day.

The top sale of The Event 4.0 went to Ray White Carpenter Realty agent Emma Moyle who sold 285 Annandale Road, Taupaki, under the hammer for $2.56 million.

The auction with the highest number of registered bidders went to Ray White Milford agents Ella Bason and Shane Coote who sold 1/47 Corunna Road, Milford, under the hammer for $1.35 million with nine registered bidders.

Another standout result was for 1/164 Aberdeen Rd, Campbells Bay, which sold under the hammer for $2.238 million. Marketed by Ray White Milford’s Kris Cunningham and Tegan Stent, the auction saw two registered bidders and two active bidders.

A property at 13 Newbury Place, Schnapper Rock, sold under the hammer for $1.63 million. The property was marketed by Ray White Carpenter Realty agent Jadyn Dixon and Dora Shen on behalf of their seller, Kingsley.

“This was a home I owned with my parents. They had owned it since it was built as an investment, and I came on about five years ago to renovate and get it ready for sale,” Kingsley said.

“This was my first auction. I was curious to know more about auctions when Jadyn first suggested it, but he made it very clear to us that this was the best first path to go down.

“Jadyn handled the process really well. What I learnt through the process is you don't really lose anything if the property doesn't sell on auction day.

“If the agent puts a price on it after the auction, the buyers who were there get a chance to put an offer in, and the buyers who weren’t there get a better idea of the price and may want to put an offer in as well.

“I would recommend it to other sellers. It was an easy process that got us a great result.

“We were extremely happy with the result. It sold for $55,000 above the CV.”

Mike and Danielle, were very happy with the result of their auction at 106A East Coast Road, Forrest Hill, marketed by Ray White Milford agents Ella Bason and Shane Coote.

The property, which Mike bought with his parents in 2003, sold under the hammer for $1.5 million with five registered and active bidders.

“I came down in 2003 from Canada to do some post graduate study. My parents, who were originally Kiwis, were looking to semi-retire,” Mike said.

“The three of us decided to purchase something for me to live in while I studied and for them to semi-retire into where they could spend their time between New Zealand and Canada.

“Danielle and I moved to Tauranga and started our business and my parents were in the house until a couple of years ago when they weren’t able to travel over as often. It was tenanted for a couple of years, but ultimately we decided it was time to sell.

“We really enjoyed the time we spent there.”

Mike and Danielle said this was their first time selling via auction, and they were happy with the result.

“Shane and Ella were very good at explaining how the market had changed and, given the market now, we were very happy with the result,” Mike said.

“I took their advice about going to auction. Shane said for a property like this there will be people who really love it, and those sorts of properties do well in an auction.

“Shane and Ella were amazing. Ella really went about and beyond. She was amazing with communication and organisation. Shane gave us good sound advice regarding the auction process and how it worked.”

Ray White Mairangi Bay | Milford business owner Kris Cunningham said The Event 4.0 had driven market-leading results.

“We had a total of 1,258 open home attendees for the 22 properties we sent under the hammer as part of The Event 4.0, which translated to 55 registered bidders on auction day,” Mr Cunningham said.

“We sold 11 out of the 22 properties our business sent under the hammer as part of The Event 4.0.

“It’s fantastic to team up with Ray White businesses from across the region to deliver market-leading results and action-packed auction rooms.

“The Event is always an incredible way to kick off the spring selling season.”

At Ray White Carpenter Realty, business owner Glenn Carpenter said The Event 4.0 was a great success.

“We sold nine out of 19 properties under the hammer on auction day, after seeing 722 people through our open homes and a total of 25 registered bidders,” Mr Carpenter said.

“It was the first time using our new auction room at Ray White Orewa, which was packed with energy, and with 4/7 sold there on the day, it was a fantastic event with some very happy buyers and sellers.”
